Chapter 01 — Why Vastu Sells

Vastu is not superstition to our clients.
It is peace of mind.

A large share of our NRI and HNI buyers will quietly reject a unit — or quietly say yes — based on Vastu. When our agents can speak this language fluently, we close faster, build deeper trust, and stand apart from every other brokerage in Dubai.

i.

Trust Accelerator

When you explain the entrance direction and pada of a unit before the client asks, you become an advisor — not a salesperson. Advice comes first; the deal follows.

ii.

Objection Killer

"The entrance faces south, my family won't agree" — most agents lose here. You will know exactly which south entrances are auspicious, and turn a rejection into a booking.

iii.

Premium Positioning

A branded Smart Cube Vastu Report attached to every serious proposal signals a level of care no discount broker can match. It justifies our fee and our brand.

Chapter 02 — The Compass Basics

Eight directions, five elements — the foundation

Every Vastu conversation starts with the compass. Learn what each direction governs and which element rules it. Use a compass app on site — never guess the direction from the sun or the road.

DirectionRuling ElementGovernsBest Used For
North (N)WaterWealth, career, opportunities (Kubera)Entrance, living room, cash counter, treasury
North-East (NE)WaterClarity, wisdom, spirituality (Ishan)Pooja room, meditation, open space, water body
East (E)Air / SunHealth, growth, new beginnings (Indra)Entrance, windows, morning-light rooms
South-East (SE)FireEnergy, appetite, power (Agni)Kitchen, pantry, electrical room
South (S)Fire / EarthFame, strength, stability (Yama)Heavy structures, store, staircase
South-West (SW)EarthStability, relationships, ownership (Nairutya)Master bedroom, owner's cabin, heavy storage
West (W)Water / VarunaGains, profits, fulfilmentDining, children's room, overhead tank
North-West (NW)AirMovement, support, networking (Vayu)Guest room, finished-goods store, marketing team

Golden Diagonal

The NE–SW axis is the spine of every property. Keep the North-East light, low and open; keep the South-West heavy, high and closed. If a unit respects this one rule, half the Vastu battle is already won.

The 90-Second Compass Check

On site: stand inside the main door, facing out. The direction you face is the "facing" of the unit. Note the reading in degrees — you will need it for the pada calculation in Chapter 04.

Chapter 03 — The 32-Pada Entrance Chart

The master chart of auspicious entrances

The boundary of any property is divided into 32 equal segments called padas — 8 per side, plus the shared corners. Only 9 of these 32 padas are auspicious for a main entrance. This chart is the heart of our entrance advisory.

The nine auspicious padas — by direction

Each auspicious pada carries the name of its presiding deity from the classical Vastu Purusha Mandala. Use these names with knowledgeable clients — it elevates the conversation instantly.

North Wall · counted from NW → NE
  • 27Mukhya — prosperity & leadership
  • 28Bhallat — abundance & growth
  • 29Soma — wealth & peace (Kubera's zone)
East Wall · counted from NE → SE
  • 3Jayanta — victory & success
  • 4Indra — power, status & authority
South Wall · counted from SE → SW
  • 11Vitatha — material comfort
  • 12Gruhakshat — strength & stability
West Wall · counted from SW → NW
  • 20Pushpadanta — gains & fortune
  • 21Varuna — flow of prosperity

Key Takeaway for the Team

No direction is "bad" by itself. Even a south-facing or west-facing unit is fully auspicious if the door falls in the correct pada. Never let a client walk away from a good unit just because of the facing — check the pada first.

The Corners Rule

Padas 1, 9, 17 and 25 sit at the corners (NE, SE, SW, NW). Corner entrances are avoided in classical Vastu. If a door cuts across a corner pada, flag it clearly in the report and suggest remedies or an alternate unit.

Chapter 04 — How to Calculate the Entrance Pada

Four simple steps any agent can do on site

You need only three things: a compass app, a measuring tape (or the floor plan with dimensions), and this chart. The whole check takes under five minutes.

Find the facing direction

Stand inside the main door of the unit or at the main gate of the plot, facing outwards. Open the compass app. The direction you face is the "facing wall" — this is the wall you will divide into padas.

Measure the facing wall

Measure the full width of that wall or boundary, corner to corner. Use the floor plan if the site is not accessible — developer plans always mention plot and unit dimensions.

Divide the wall into 9 equal parts

Each side of the chart contains 9 cells (8 padas of that wall + 1 shared corner). So: Wall length ÷ 9 = width of one pada. Example: a 45 ft wall gives padas of 5 ft each.

Locate the centre of the door

Measure from the correct starting corner to the centre point of the main door. Divide that distance by the pada width — the answer tells you which pada the door sits in. Match it to the chart: gold means auspicious.

Counting direction — memorise this:
North wall: count from the North-West corner towards North-East (padas 25 → 1)
East wall: count from the North-East corner towards South-East (padas 1 → 9)
South wall: count from the South-East corner towards South-West (padas 9 → 17)
West wall: count from the South-West corner towards North-West (padas 17 → 25)
The count always moves clockwise around the property, starting at the North-East.
Chapter 05 — Worked Examples

Three real-world calculations, step by step

Practise these three until you can do them from memory. They cover the three cases you will meet most often: a villa plot, an apartment, and a commercial office.

Example 1 · North-Facing Villa Plot

Situation: A client is choosing between plots in a lagoon-cluster community. Plot A is north-facing, front boundary 45 ft wide. The gate is planned 18 ft from the North-West corner (measured to the gate's centre).

Pada width = 45 ÷ 9 = 5 ft per pada
Door centre at 18 ft from NW corner → 18 ÷ 5 = 3.6 → falls in the 4th cell
North wall counting: cell 1 = pada 25, cell 2 = 26, cell 3 = 27, cell 4 = pada 28 (Bhallat)

Reading: Pada 28 — Bhallat — one of the finest entrances in all of Vastu, linked to abundance and growth.

Auspicious — recommend confidently
Example 2 · East-Facing Apartment

Situation: A 2-bedroom apartment with an east-facing entrance wall of 36 ft. The main door's centre is 10 ft from the North-East corner.

Pada width = 36 ÷ 9 = 4 ft per pada
Door centre at 10 ft from NE corner → 10 ÷ 4 = 2.5 → falls in the 3rd cell
East wall counting: cell 1 = pada 1, cell 2 = 2, cell 3 = pada 3 (Jayanta)

Reading: Pada 3 — Jayanta — the entrance of victory. An excellent unit for a growing family or an ambitious professional.

Auspicious — highlight in the proposal
Example 3 · South-Facing Office

Situation: A commercial office with a south-facing frontage of 27 ft. The entrance door's centre is 5 ft from the South-East corner.

Pada width = 27 ÷ 9 = 3 ft per pada
Door centre at 5 ft from SE corner → 5 ÷ 3 = 1.67 → falls in the 2nd cell
South wall counting: cell 1 = pada 9, cell 2 = pada 10 — inauspicious

Reading: Pada 10 is not favourable. But do not reject the unit yet — check whether the door can shift towards padas 11–12 (just 3–6 ft further along the wall). A small relocation of the entrance during fit-out turns this into a fully auspicious south-facing office.

Flag — suggest door relocation or an alternate unit
Chapter 06 — Residential Vastu

Do's & don'ts for apartments, townhouses & villas

Use this as your walkthrough checklist during every residential viewing. Speak about the positives first — clients remember what you praise.

Do — Recommend

  • Entrance in an auspicious pada — N3/N4/N5, E3/E4, S3/S4 or W4/W5.
  • Kitchen in the South-East (Agni's zone); cook facing East. North-West is the acceptable second choice.
  • Master bedroom in the South-West — stability and command for the head of the family.
  • Children's room in the West or North-West; study desk facing East or North.
  • Pooja / meditation space in the North-East — the most sacred corner of the home.
  • Living room in the North or East, kept light, bright and open.
  • Heavier furniture and storage towards South and West walls.
  • Balconies, terraces and large windows in the North and East — welcome morning light.
  • Square or rectangular unit layouts with a clean, open centre (Brahmasthan).
  • Water features / aquarium in the North or North-East of the living area.

Don't — Flag & Advise

  • Toilet or kitchen in the North-East — the single most serious residential defect.
  • Master bedroom in the South-East — fire zone; linked to friction and restlessness.
  • Bed under a beam or mirror directly facing the bed.
  • Main door facing a lift, staircase or another door directly (dwar vedh).
  • Kitchen directly opposite or beside the toilet — fire and water clash.
  • Heavy structures in the North-East — store rooms, water tanks above, thick columns.
  • South-West cut or missing corner in the layout — weakens stability and ownership.
  • Sleeping with the head towards North — advise head towards South or East.
  • Cluttered or dark centre of the home — the Brahmasthan must stay open.
  • Bedroom above a car park entry or building services room where avoidable.
Chapter 07 — Commercial Vastu

Do's & don'ts for offices, retail & business parks

Commercial clients care about one thing: growth. Frame every Vastu point around cash flow, staff performance and decision-making power.

Do — Recommend

  • Entrance in an auspicious pada — North and East entrances are especially prized for business.
  • Owner / MD cabin in the South-West, sitting facing North or East — the seat of command.
  • Cash counter, safe or accounts in the North (Kubera's direction); safe door opening North.
  • Reception in the North-East or East — bright, welcoming, uncluttered.
  • Sales & marketing team in the North-West — Vayu keeps them moving and closing.
  • Pantry / kitchenette in the South-East — the fire zone of the office.
  • Conference room in the North-West or West; presenter facing the team from the South-West side.
  • Staff desks facing North or East while working.
  • Open, light central area — no store rooms or server racks in the middle of the floor plate.
  • Company logo / vision wall on the South wall — fame and recognition zone.

Don't — Flag & Advise

  • Owner's cabin in the North-East — the boss becomes too passive; keep NE for reception or prayer corner.
  • Toilets or pantry in the North-East of the office floor.
  • Owner sitting with back to the door or directly under a beam.
  • Cash locker in the South-East — money "burns" in the fire zone.
  • Irregular, L-shaped or triangular office units where a clean rectangle is available.
  • Main entrance blocked by a pillar, wall or staircase immediately inside.
  • Heavy storage or server room in the North — blocks the flow of new business.
  • Staff facing South or West for long working hours where avoidable.
  • Mirrors facing the entrance — reflects incoming energy (and clients) straight out.
  • Dead plants, broken clocks or dark corners anywhere on the floor — small things, big signals.
Chapter 08 — Plot Selection

Do's & don'ts when advising on land

Plots are the purest Vastu decision — nothing is built yet, so the shape, slope and surroundings decide everything. This is where a Smart Cube advisor truly earns the client's loyalty.

Do — Recommend

  • Square or rectangular plots — sides in a ratio no more stretched than about 1:2.
  • North-East facing or North-East extended plots — the most sought-after of all.
  • Slope descending towards North or North-East; higher ground in the South-West.
  • Roads on the North and East sides — ideal; roads on all four sides is excellent for commercial.
  • Water body (lagoon, lake, canal) on the North or North-East of the plot.
  • Open space in front of the plot — a park, promenade or wide setback.
  • "Gaumukhi" (cow-faced) plots — narrower at front, wider at rear — for residential.
  • "Shermukhi" (lion-faced) plots — wider at front, narrower at rear — for commercial.
  • Even, firm soil and a plot that "feels" open and breathable on site visit.
  • Neighbouring taller structures on the South or West — they shield, not block.

Don't — Flag & Advise

  • T-junction plots (veedhi shoola) — a road ending straight into the plot, especially from the South or West.
  • Triangular, circular or oddly-cut plots for residential use.
  • South-West extension or North-East cut — the two most serious plot defects.
  • Slope falling towards South or South-West.
  • Plot facing a dead-end street with no flow of movement.
  • Water body or depression in the South-West of the plot.
  • Plots directly facing large electrical substations or between two much taller towers ("pinched" plots).
  • Land adjacent to cemeteries, hospitals or waste facilities — flag sensitively for Vastu-conscious buyers.
  • Corner cut at the North-East by a road curving through it.
  • Buying purely on price when the client has stated Vastu is important — it always returns as a cancellation risk.
Chapter 09 — Client Conversations

How to speak Vastu like a Smart Cube advisor

Never argue, never over-promise, never dismiss. Our tone is calm, informed and respectful — whether the client is deeply traditional or completely modern.

"This unit faces south — my family will never accept it."
Say: "That's a very fair concern, and most agents would simply move on. But in classical Vastu, the direction alone doesn't decide anything — the exact position of the door does. Let me show you: this door falls in the Gruhakshat pada, which is one of the auspicious south entrances. I'll prepare a short branded report you can share with your family."
"Does Vastu even apply to apartments on the 27th floor?"
Say: "Yes — the same principles apply to the unit's own boundary. We treat your apartment's walls as the plot. The entrance pada, the kitchen zone and the bedroom placement all follow the same chart, floor by floor. I can map your shortlisted units against it in ten minutes."
"I don't believe in Vastu. Why are you mentioning it?"
Say: "Completely understood — then let's set it aside for you personally. I mention it for one practical reason: Vastu-compliant units hold stronger resale demand among Indian and NRI buyers, so it protects your exit value. Think of it as a market factor, not a belief."
"The unit I love has a Vastu defect. What now?"
Say: "There are three honest paths: one, a simple physical fix — like shifting the door position during fit-out; two, accepted remedies that many families use; or three, I show you a comparable unit without the defect. My advice comes first — I'd rather you buy the right unit than the fast unit."

The Advisor's Three Rules

1. Check before you claim — never quote a pada without measuring.
2. Offer alternatives, never fear — a defect is a doorway to a better recommendation.
3. Put it in writing — every serious client gets a branded Smart Cube Vastu note with their proposal.
